Price: The price structure is as follows –
50% Share in the Company – US$ 1.4million   (all fees and taxes for buyer)

Size: 1580 hectares (Not included in the sale price but in the process of negotiating an extension of the land with local authorities and also in the process of obtaining traversing rights on neighbouring concession (Okavango Delta NG29)).

Location: This jewel borders the Okavango Delta in Botswana – ninety kilometres West of Maun, the international tourist gate to the Okavango Delta….The property is located a 45 min drive off the A35 deep in the heart of the bush where nature is your only companion.

Ownership: This is a Botswana Leasehold Property of which 43 years remains (Originally a 50-year lease term with the first option to renew for the next 50 years). The Lease cost is P1100.00 (One Thousand One Hundred Botswana Pula) per year.

Water: There are 4 boreholes, located on the Thaoge River and around the lodges. The Water rights for the Thaoge river were obtained through the Department of Water Affairs (60,000 litres per day). All the boreholes are functioning and are equipped with pumps, running on solar and/or generator. A total of 8500 meters of 75mm high pressure underground piping for water delivery to the lodges.

Developments:

There are three lodges (self-catering private holiday homes) on the property, widely spaced out (1-4 kms). There is also a one-bedroom Managers house with complete kitchen, bathroom with shower and office. The lodges and manager house all have WiFi via satellite internet.

The lodges are built with natural materials (wooden structure with canvas walls and thatched roof) and blend in with the surrounding nature. Hot water and electricity are provided by solar energy. Each lodge is located at one of the natural waterholes on the property and has a concrete drinking trough in which water is pumped during the dry season. All required permits are in place.

LODGE  1

The first lodge is built under a massive Leadwood tree and this old giant provides the shade on the veranda, as well as housing for Buffalo weavers, Red headed weavers and Blue waxbills. The large elevated deck overlooks the natural waterhole that is a regular drinking spot for birds, elephants and other wildlife. The two spacious bedrooms each have an en-suite bathroom that is open to the bush. Central is the large lounge/dining area with a well-equipped kitchen.

LODGE 2

The second Lodge, one kilometer distanced from the first lodge, is a 2-person lodge with a very spacious bedroom, lounge, well-equipped kitchen and a bathroom with bath overlooking the waterhole in front of the lodge. The deck is shaded by an evergreen Shepherd tree and partly by the thatched roof and offers quality game viewing.

LODGE 3

A third lodge is also located on the property but is not included in the sale as it belongs to the owner of the other half of the shares.

The buyer will have the same right to construct a personal homestead/lodge, and can opt to make this available for guest bookings once the required permits are obtained.

Tourism: The lodges are rated Three Star by the BTO (Botswana Tourism Organization) and all permits etc required for commercial tourism are in place through the Department of Environmental Affairs, Okavango Sub District Council and Botswana Tourism.

Ecology, Fauna & Flora: The best game viewing is from the lodge decks overlooking the pans, but game drives and night drives can be rewarding.  This area was historically part of the Okavango Delta itself (old water channels still visible). There is a wide variety of grass, shrub and tree species such as Camel Thorn, Leadwood, Rain Tree, Candle Pod Acacia, Sandveld Acacia, Magic Gwari, Kalahari Taaibos, Black thorn, Buffalo thorn, Kalahari Apple leaf, Wild Sage, Silver Terminalia, Purple pod Terminalia, Russet Bush Willow and even a few Marula and Baobabs etc.

All wildlife is free roaming as there are no fences. The owners have seen twenty-seven mammal species: Elephant (very common with during winter predominantly bulls, females common in the rain season), Leopard, Wild dog, lion, hyena, caracal, black backed Jackal, bat eared fox, honey badger, cerval, genet, kudu, hippo (in seasons of good rainfall), giraffe (occasionally), zebra (seasonal), impala, steenbok, duiker, aardvark, pangolin (rare, one sighting) and numerous others.

Abundant bird species make for excellent Birding.

Investment: Botswana is one of few African countries that has been largely successful in combatting poaching and conserving its wildlife. Due to this, it proudly boasts the largest concentration of elephant on the planet. And here the problem arises: Huge herds of elephant in protected areas that are becoming rapidly too small to support them.

The answer? Increasing the size of these areas by creating new tracts of land that will be safe habitat for the country’s wildlife. This 1580ha property is, above all, a project that aims for the enlargement of wildlife habitat in areas where this makes biological sense. Located in the Southern buffer zone of the Okavango Delta, areas that have long been used for grazing cattle are converted to wildlife habitat by creating the permanent availability of water. Local authorities are now totally on board with this idea and are presently hard at work along with Omogolo Bush Lodges to make the idea a reality. Considerable progress has been made to make this beautiful area, one of importance to the tourism sector.
