IMPROVEMENTS
This 7788ha property is an extreme combination farm of exquisite private lodging and game breeding, well known and visited by local and foreign visitors for extreme adventure sporting or just tranquil relaxation. Professional hunting, bird viewing, adventure sporting, game breeding, angling and many more activities add to this superior game farm’s attraction. The Big 5 game species can easily be located and hosted on the property with fence upgrades and necessary permits from dept. of environmental affairs. There is an extremely good management plan in place which is vital for a good game farm.
Accommodation:
Main Lodge: This beautiful and very large track of land has an extremely luxurious and exquisite Lodge. This Lodge mainly caters for foreigners. This Lodge is a private villa with 4 double bedrooms. There is a fully equipped kitchen, lounge and dining room with a patio overlooking the endless views!! This is one of the most exceptional safari houses in Africa, not only from an architectural and style perspective, but also as an experience. There is a heated swimming pool and a library.
An Observatory is one of the main features of this African King palatial abode – this Observatory’s fully automated copper coloured dome has two different types of telescope – a 20 inch corrected Dahl Kirkham for looking at stars, Planets and Nebulae and an 8 inch Hydrogen Alpha scope for looking directly at the sun.
Second Lodge: The second Lodge delivers a completely unique African experience. Call it the Après Safari if you like. The value and quality in a private setting of this lodge is made up of nine chalets that can accommodate 23 people. This Lodge area has its own swimming pool, entertainment area, boma with pizza oven, large deck and commercial kitchen to name but a few prominent attributes.
Other Developments: There is a barn carport for vehicles, a workshop and some storage rooms and stables of 8 horses. There is a compound for 12 staff.
Managers House: This is a 5 bedroom house – The Main bedroom has an en-suite bathroom and the other bedrooms share a bathroom. This house is the original farm house but it was renovated a couple of years ago!! The house area also has the extensive workshops, a slaughtering house, cold room etc.
Water:
There are several earthen dams and ±10 km Palala River flowing on the border of the farm. There are several electrically equipped boreholes that supply the farm with clean Waterberg water, purified by nature and ready for human consumption. There are also several unequipped reserve boreholes. This area has several natural streams supplying nature and animals of water.
Fences: The farm’s boundary fence is fully game fenced with a 2.4m high, 21 stands. All game fencing is accordingly to the requirements of nature conservation with P3 –Exemption and a WR permit for buffalo breeding. There are 6 x breeding camps (150ha in total) and these game breeding camp has its own water supply, and these camps are fully electrified and diamond mesh on the ground to keep predators out.

Free roaming Game:
Duiker, Warthog, Bushpig, Rock rabbit, Porcupine, Ant bear, Pangolin, Chakma baboon, Vervet monkey, Yellow mongoose, African wild cat, Honey badger, Hedgehog, Lesser bush baby, Slender mongoose, Tree squirrel etc. This farm has exceptional nocturnal life.
Staff information:
Except the compound staff that accommodate 12 staff, there is an additional
a) Management couple house – this is a 3-bedroom house with 2 bathrooms, a kitchen, lounge and dining room.
b) Lodge that hosts some of the staff – this used to be a commercial lodge in the past.
c) The Other Lodge has a commercial kitchen, conference facilities, lodge with a bar area, games room and BBQ area. There are 8 chalets – some with 2 bedrooms and others with 3 bedrooms. There is a new slaughtering house and cold room.
d) River Lodge – this is a Lodge on the River with 4 chalets that needs attention.
e) There is an additional Managers house on the side of the mountain – this is a 4-bedroom house with 2 bathrooms, kitchen, lounge and dining room with a small veranda.
Overview of land
The farm in extent of 7,700 hectares is made up of 11 free hold title deeds or ‘farms’ that have been purchased over the last 18 years. Bought as old cattle farms, this game reserve was meticulously re-stocked with a variety of game-species. Especially good genes of kudu bulls are found, which, together with the combination of adding new properties has ensured genetic diversity among all the re-introduced game species.
One of the unique and unusual aspects of the property is that it has multiple topographical types from plains, open savannah, undulating mountain areas, cliffs valleys, wetlands, lakes and river frontage of over 10km. There is a great number of small dams and some larger manmade lakes, which means that there is never a shortage of water even in the worst drought times as experienced recently. The river and dams host a variety of fish and aquatic animal species.
There are over 230km of roads which are regularly maintained.
There are some areas of archeologically significance, found at the base of the protruding rocky areas of the mountain, with many we believe not found as yet to investigate- bushman paintings and structures which can be clearly seen which are the remnants of an LSA (Late Stone Age) village. This has been the subject of an excavation and thesis done in the ‘80s.
Before 2010 an exercise was carried out to encourage the fish population to thrive and several thousand fingerlings of Tilapia (Bream) and Bass were introduced into all the dams and lakes which have since spread through the whole property using the networks of waterways.
Since the removal of fences and ‘re-wilding’ of the property there has been a gradual increase in species that have been absent especially birds like ox-peckers and vultures and with the larger size there is plenty of space for all the types of game currently on the reserve without danger of over stressing ecosystems such as grasses and shrubs. We estimate that there are in the region of 1,500 head of game on the property.
Overview of properties (in their current usage)
There are a number of buildings/houses on the reserve in various states of repair. The tourism side of the business utilises the Observatory private house and the Lodge together with stables, storerooms, workshops and compound for the staff. The general manager has a 2 bedroom house within 200m of the Lodge.
The remaining staff reside at a Lodge about 7km away inside the property. The Lodge was an old commercial lodge purchased a few years ago. It comprises several bungalows, a main area, conferencing are, kitchens, cold room, crazy golf course and a swimming pool plus accommodation for a gardener and housekeeper.
A large 3 bedroom house is located in the vicinity which can be also be utilised for staff accommodation.
The estate manager lives on the other side of the property on the dirt road and he has a large manager’s house, together with extensive workshops, cool room and staff compound.
There is a cluster of buildings on the river -10-15km from the lodge called the river camp which is used for day trips for guests – it incorporates a lodge and a few bungalows for overnight accommodation. It is powered by generator and needs some basic repairs and maintenance. There is an opportunity to turn this into something quite interesting for guests and could be another potential revenue source.
