The share for sale is in Jwala private reserve and includes a private house (3 bedrooms, two bathrooms, kitchen, lounge, a large veranda, a fire pit for cooking outside, an observation deck for viewing and sundowners, etc., and this house is exclusively for the owner’s use) .
The house is fully furnished and ready to move in. It enjoys a special location with great views of the bush and is in very close proximity to the lodge so one can choose to socialise when the feeling arises, but also have one’s own privacy and convenience if so desired. It is one of only 2 private houses on the property and there is a general feeling that no more houses will be erected.
The remoteness – while some buyers might be familiar with Africa in general, they are unlikely to be familiar with the Tuli area (it is one of Africa’s last true wilderness areas). The vast majority of Jwala shareholders are international (including USA based) and they come out at least once annually so it is both practical and affordable.
Some features of the house include –
- The house itself comprises three bedrooms (with an en-suite bathroom adjoining the main bedroom), a pantry/storeroom, an open plan kitchen and lounge area and a separate bathroom for the other two bedrooms.
- The house and lapa (veranda) are fully tiled throughout.
- It has had a major thatch layer installed by Letaba Thatchers (the initial thatchers) in 2010, and again a big maintenance job done by the same thatcher in November 2021. This should easily ensure another 15-20 years of life from the current thatch, with only minor maintenance needed at 5-7 year intervals at a minimum.
- It has 3 bedrooms (the main bedroom being en-suite and east facing) and can comfortably sleep 6 adults. The beds are fairly new and were bought in October 2016 and shipped in from South Africa. They are very high quality frames plus mattresses. Two of the bedrooms have Queen mattresses/base sets and the 2nd bedroom has two single mattresses/base sets. All linen will be included in the price.
- There is a standalone Defy 264 litres deep chest freezer and a Bosch 324 litre fridge, both purchased in 2014. Both are A rated energy efficient.
- There is also a relatively new energy-efficient bar fridge (120L) purchased in Botswana some 4-5 years ago, that is used to ensure the drinks are cold and do not take up precious fridge space.
- There is a DSTV satellite dish, a DSTV decoder and a 50” Samsung TV installed. The DSTV contract would either need to be transferred out or replaced, but it is mainly used on rare occasions for rugby games etc. and it can easily be switched on and off for visits to save subscription fees.
- The owner erected a game viewing and drinks platform outside the main bedroom which is protected from other shareholders in residence at the lodge and offers spectacular viewing of the open bush towards the river and the mud wallow. This was erected in 2012 and has been re-treated and renovated with new decking and poles in April 2021. It is a very popular viewing and sundowner spot for shareholders when the owners are not in residence as a courtesy offered to them
- The owner also erected an internal loft above the 2nd bedroom which could be used for young children as a sleeping area. It has a staircase access. This was done in July 2021.
- The lapa (veranda) has an 8-seater dining table plus chairs, two loungers on it and 2 loungers on either side of the lapa.
- The boma (outside fire pit and cooking area) is enclosed with a wall that has been professionally built and has a fireplace and all cooking utensils/pots/braai grid etc for entertaining. It is a natural extension of the lapa.
- There are fans in all three bedrooms plus two fans (in the kitchen and lounge area) that offer welcome relief in the hot summer months. They are also energy efficient.
- Hot water is available in both bathrooms and the kitchen, and is supplied by gas cylinders and gas geysers that work well.
- Some renovations like plumbing, redoing both bathrooms, and replacing the support poles on the lapa were completed at the same time as the major lodge renovations that were done in 2015
- There is a gas oven in the kitchen for inside cooking if needed, but most of the cooking is done over an open fire at the boma.
- There is a separate thatched garage outside the kitchen for a game viewer vehicle. This thatch was also recently maintained in November 2021.
- The house (insured for replacement at BWP 4 Million) and household contents are all insured with SATIB in Gaborone and would need to be taken over by the new owner, if insurance is required.
- The house is sold fully furnished apart from some personal items that the owner would take with.
- The house offers security so no wandering around at night with a chance meeting of predators. It also offers privacy and convenience in that everything is at hand immediately and there are no trips needed to the lodge for tea/snacks/drinks, etc. There is no sharing of kitchen facilities or fridge space which is the case for all other lodge residents. One is totally self-sufficient. But the ability to easily mingle with other shareholders in residence is right there as the house sits at the end of the lodge. It has pathway lights at night to illuminate the way to the lodge. And the swimming pool is about 25 metres away, easily accessible and right in sight.
- Hectares we can traverse = 4,800 hectares (of which 4,367 is exclusive to Jwala and a very small 430 hectares are shared traversing with a neighbouring farm which has only 5 shareholders (and 3 are common shareholders anyway).
- Self-drive is allowed and encouraged and almost all the shareholders self-drive (either in their own privately owned vehicles of which quite a few shareholders are owners), or in the farm game drive vehicle (also a Landcruiser) which is charged out at a predetermined rate / kilometres). Driving oneself adds to the authenticity, privacy and independence the property offers as an attraction. But often international buyers in their early days of ownership prefer to be driven by a lodge guide until they are familiar with the farm roads (it is not easy to navigate the African bush if one is unfamiliar with it), and one definitely needs to know the cutlines so one does not traverse on unallowed properties, or even wander into Zimbabwe (the property borders Zimbabwe on the eastern boundary and there are no fences to Zimbabwe – just a cutline). This is very important behaviour as respected by all Notugre landowners. And finally, the important familiarity about driving in wild animal territory requires one to know and be familiar with the behaviour of dangerous animals.
